EPDM (ethylene propylene diene terpolymer) rubber roofing is a popular choice for flat and low-slope roofs due to its durability, flexibility, and weather resistance. However, the success of an EPDM roof depends heavily on proper flashing details, especially where the membrane meets vertical walls, penetrations, or edges. Using the correct adhesive flashing technique ensures a watertight seal that lasts for decades.
Start with surface preparation. The EPDM membrane and any flashing accessories must be clean, dry, and free of dirt, grease, or moisture. Use EPDM membrane cleaner and a lint-free rag to wipe the bonding area. For best results, apply primer to both the membrane and the flashing material (such as uncured EPDM flashing tape) to enhance adhesion.
Apply the adhesive evenly. Use a high-quality EPDM contact adhesive, often applied with a dedicated caulking gun or brush. Spread it onto both the membrane and the flashing surface. Allow the adhesive to become tacky (usually 5-10 minutes, depending on temperature and humidity). This step is critical for a strong, bubble-free bond.
Press the flashing firmly into place. For corner details, use flashing strips that extend at least 4 inches (10 cm) onto the horizontal membrane and 6 inches (15 cm) up the vertical wall. Roll the flashing thoroughly with a seam roller to eliminate air pockets and ensure full contact.
Seal all edges. Apply a bead of EPDM lap sealant or polyurethane sealant along the top edge of the flashing and around any fasteners or overlaps. Smooth the sealant with a finger or tool to create a clean, weather-resistant fillet. For pipe penetrations or vents, use pre-molded pipe flashings combined with adhesive and sealant.
Finally, inspect and test. Check all flashing details for gaps, lifting, or uneven adhesion. A simple water test (using a garden hose on low pressure) can confirm the seal is intact. Properly detailed EPDM flashing, combined with quality adhesive and sealant, will give you a reliable, long-lasting rubber roof that withstands UV rays, rain, and temperature extremes.
